Electrical Certificates For Landlords

Although it’s not law to have an electrical certificate on a rental property some agents will require one. If there was ever to be an insurance claim on a property whether it be an electrical issue or not and you were without an up to date satisfactory electrical installation condition report, the insurance company could refuse to pay out.

Also it’s quite common for tenants to install their own electrical works without consent from the landlord. If this work isn’t done properly or certificated you could be liable for any problems that could occur.  By having a satisfactory electrical certificate, if the tenants carry out substandard electrical works that cause injury or fire you will have evidence that your electrics were up to standard upon letting the property.

It is always a good idea to have a “EICR” (electrical installation condition report) anyway just so you can be sure of the quality of the installation. Sometimes an installation can look to be in new or good condition but without a EICR you never know for sure. An EICR can last up to 5 years depending on the condition of the installation.

Another form of testing commonly carried out for landlords is PAT (portable appliance testing). This is to test that all appliances left by landlords are fit for purpose. This is once more another test that isn’t required by law but a very handy thing to do to cover yourself and to save injury or fires.

Additions and alterations to circuits


The installation of energy saving equipment is a common one for landlords such as motion or timer controlled lighting to larger communal areas.

This can be anything from a single light fitting controlled by a time switch or PIR (motion sensor) or a complete lighting installation to a large building consisting of 100s of lights controlled singly or switched via PIRs in separate zones to run as efficiently as possible.


Maintenance can be planned periodic maintenance or could just be a one off repair, either way we can cater for your needs. A common maintenance package would include landlords certificates, smoke alarm tests and battery replacements, PAT (portable appliance testing) or something as simple as a lamp change.
As rental properties typically take a lot more abuse that other properties it’s always good to keep on top of the maintenance as a small issue can easily turn into a much larger one if not taken care of asap, for example, flat smoke alarm batteries, faulty appliances or wiring. Tenants tend to ignore the smaller problems which is why it’s always a good idea to have a regular maintenance plan in place to be sure the smaller problems don’t turn into bigger ones causing more harm and costing more money.

Emergency Call Out Service

We offer an emergency call out service to landlords for those occasions when the unexpected does happen.

Whether it may be a faulty light fitting, shower, electric heater or a complete loss of power we are always here to assist. We have the latest test equipment for fault diagnosis and whenever possible we always like to carry out any repairs in one visit.

Sadly this isn’t always the case as sometimes we need materials or parts that have to be ordered, but either way we keep it as stress free for the owner and the tenant as possible.

Smoke Alarm Installation & Servicing

It is now law to have smoke alarms and carbon monoxide detectors fitted to a rental property.

It is also a very good idea to have a mains operated  battery backup interlinked system installed.  This will ensure that if there is ever an emergency that you are alerted as early as possible.  This early warning can help to save not only property but people’s lives as well.
